Pear trees take a few years to fruit, depending on size and the conditions.

A tree with two varieties might lose one variety by failure of the graft, as both would have been grafted.

Apple trees that lost their leaves was probably due to apple scab disease, which is worst in a wet summer and, which must be sprayed against.
